Well, I would need a book to describe all that, but if I may start by giving the highest compliment by saying she started off an "just" my agent, and has now become someone who I regard as a friend. She spent 2 years, very, VERY patiently taking me through the process of buying a summer place, in my revered home town of Gloucester, MA and this was no easy task. Always there for me, always ready to help, always cheery and informative. I cannot begin to say how appreciated she is by myself, and I am looking forward to a long friendship with this wonderful person. I am sincere in stating that I only hope that I am able to refer her skills to more of my friends so they too, can share this. Sorry for prattling on, but I have not purchased property in 35 years, and she made me feel that all I was doing through this whole process was "OKAY". Thanks Patty!!!!!

When you have a wonderful experience you need to share it. We live in London and have been planning to buy a house on the water in the North Shore area. We searched the internet and found a few properties that interested us. The next step was to find a great agent to represent us. Since we had no recommendations we began to search the internet for a person that would have the values we felt were critical for handling such an important emotional and financial decision for us. After looking at numerous agents' websites we came across Patty Knaggs website and there was an instant connection. Her website reflected a person with integrity, a great passion for her client's, reliability and trust. After a few calls with Patty explaining the types of properties and locations that we were interested in we left the rest to her. Patty came back with a thoroughly researched portfolio of properties that fit our requirements. She was also not shy to tell us that some properties that we loved should not be considered. We flew to Boston and viewed a number of properties and made an offer on a lovely property in Gloucester. Not only did Patty do all of the heavy lifting for us she also recommended a mortgage lender and real estate attorney that were as outstanding as she was, so for us a true trifecta. I would highly recommend Patty to friends and colleagues who are looking to buy or sell a property. Patty is simply amazing! She loves what she does and it shows. She is professional, knowledgeable, tactful, thorough and we, without a doubt know, she has always had our best interests at heart from day 1. We feel so comfortable with her. Patty was so patient with us during our search for a home, and found the perfect home for us! We recommend her and will always recommend her to everyone we know in their real estate endeavors!

Listed, but didn't sell my Condo home in 2011 in Beverly, MA.
I could not have asked for a more diligent and resourceful agent to sell my house. Patty went above and beyond that of any other Realtor I have ever dealt with. She sought out creative ways to entice prospective buyers, such as meeting early morning commuters at the train stop near my property. She handed out listing sheets at the stop which attracted another commuter who was already on the train! She gave immediate feedback after each showing. And she made sure all the necessary paperwork was in order beforehand, to be ready for any offer and to cover any lender's request. Overall she is a 5 star agent that I would highly recommend!

Patty found us the perfect condo at the right price. She really went the extra mile by providing us with all the information we needed to make an educated decision on the property. Unlike other "buyers agents", she worked diligently on our behalf to get us the terms that we needed to close our deal. So, if you want a buyer's agent who is truly on your team, then please give Patty a call.

Patty helped me buy very quickly a terrific deal that became available in Gloucester, MA. after over a year's searching. From offer to completion was less than 4 weeks. Patty worked hard for me to clear the way with the seller, inspector, and management company, and to push the deal along so I could get the loft condo wanted. I knew I wanted the unit just a few minutes after walking in the front door...
But far more important, Patty understood fully and helped work with my situation: I needed a nice but low-maintenance condo in a price range I could afford and a setting I would appreciate. Patty was always prompt in her responses, kept tabs on how my financing and other back end work was going, and was able to expedite several key negotiating points with the seller along the way. And all in the dead of winter, and when the weather was awful...and when in one or two cases the seller's agent failed to show up for showings!!!
I'd recommend her to anyone looking for a buyer's agent in the North Shore area or in Cape Ann, Massachusetts.

This is about Patty Knaggs, who is, in my opinion, an exceptional realtor having demonstrated expert knowledge of the market, of the process, and of people.
This was my first experience working with a "buyers agent" , having been reluctant to sign on with one for over a year, always thinking we could do this ourselves. You know what I mean. For a year we watched the market (2010 to 2011). Every day or so, we would look on all the different websites, check out the "new" listings, make a list of open houses, ride by those neighborhoods and so on......... As a result of this approach, we always seemed to be a day late and losing out. When we were interested in a property, it was either gone (under agreement) or it was story time and we could not get the information we needed on the property. At open houses, it seemed as though we were sometimes a pawn in a game as we witmessed some realtors clearly interested in protecting their 'machine" , and not interested in you as a real buyer. They were just going through the motions of showing the house. Their mistake.
I met up with Patty Knaggs when she was kind enough to show us one of her listings. Right off the bat, Patty was genuine and truly interested in making it (buying a house) happen, whether it was to be this first house she showed us or another house. She listened to me and I was hooked. She gathered the specific information regarding our chosen towns and our budget. Most importantly, Patty respected our time and motivation. She was patient with us. She explained things as we went along, thus revealing her in depth knowledge about the market, the conditions, and the neighborhoods, as we continued with our search. Patty always responded to my questions via email or phone call in a quick and consistent manner thus providing exceptional service. I signed up with Patty Knaggs as my buyers agent and it was the best decision I made. Within 6 weeks, we went "under agreement" and could not be happier. Patty Knaggs made it happen.

Patty Knaggs and Kenny MacCarthy served as our buyer agents in 2009. My husband and I were very happy with their service! As first time buyers, we had a lot of questions, and Kenny and Patty were always available by email, phone or in person to talk with us. Even though they are based on the North Shore, and we were looking in Boston, Patty was always able to drive down on short notice to take us to see properties. Once we had an accepted offer, Kenny was terrific in dealing with the seller and getting them to agree to institute all the improvements we wanted to the property. We recommend Kenny and Patty unreservedly!

My experience with Patty Knaggs was very positive. We spent time getting to know what I could and could not afford. We began looking at several places and doing a lot of comparisons between certain places. For instance Patty made sure each place had something different from one another to give me an overall picture. Patty was in constant communication with me, other realtors. I would highly recommend this realtor to anyone looking for a home, condo etc.

Patty is amazing to work with. I was interested in investment property but didn't know where to begin. She reponded same day to my request for info. and walked me through the entire process. It is great to deal with someone who really cares about what she does. Patty made my first investment property experience go very smooth. I am in the process of looking at more property and wouldn't use anyone but Patty.

I wish I could clone Patty Knaggs so that every interaction I have with others would go so well. She genuinely cares about her clients & goes the extra mile to make sure they are beyond satisfied. Patty assisted me with honesty & expertise through the entire condo researching, viewing, negotiating & buying process. She was always available when I needed her & was very client-centered. Patty truly cared about making my experience a smooth, pain free & successful one. She even got the price knocked down after I told her I had decided to buy. I think what I appreciate most is not the fabulous service I got when I was buying, but the fact that it continues still today. Long after the papers were signed, she still is very present--whether suggesting a carpenter or bringing by tomatoes from her garden. She has an old-fashioned level of service that I wish was still around today.

Our experience with Patty was outstanding... From the first begining tours of proerties that we were interested in, to the complete competant walk through the buying procees and into finally the closing there was never a moment of doubt that she would not be honets with us, work on our side, keep our best interests in mind, and of course help take care of any issue that may occur with great resolutions. In the final days before closing we were in a tough spot to get a fire inspectiion and close before the holidays (the week of Thanksgiving) Patty was able to provide a Fire inspector at a moments notice which we were unable to locate and schedule for the restricted time we had, and stay in the area to ensure we had a smooth closing even though she had previously planned to be in Conecticut with family for the Holidays, instead she stayed and gave us that piece of mind we needed at that time. You can not find this type of commitment, dedication and sacrfice very easlily at all it seems, yet with Patty we had just that. We are greatful that we met Patty and had her as our Realtor. Would not trade up what we had with her through the purchase of this property for anything! We will be buying another property in the near future and will absolutley be calling on her for her services again... Mark my words "One impressed Home Buyer", thank you Patty.
